- Full refund if you cancel at least 14 days before check in.
These terms are the rental agreement between you, the guest who makes the booking, and Casa Olivia ("we" or "us"). By checking the box and booking on this website, you agree to these terms for yourself and everyone staying with you.
1. Your stay
- Check in is after 4:00 PM. Check out is by 11:00 AM.
- The minimum stay is 5 nights.
- A maximum of 5 guests may stay overnight. Only guests included in the booking may stay at the home. Daytime visitors are limited to 2 and must leave by 9:00 PM.
- The person who books must be at least 25 years old and must stay at the home for the whole reservation.
- Before we send the door code, we may ask for a photo ID that matches the name on the booking. If we cannot verify the booking, we may cancel it with a full refund.
- Early check in and late check out are only available when we confirm them in writing.
2. Payment
- The full amount is paid by card when you book. Your dates are held for 30 minutes while you pay and are confirmed as soon as payment succeeds. If payment is not completed, the dates are released and nothing is charged.
- Your total includes the nightly rate, the cleaning fee, and Florida sales tax and St. Johns County tourist development tax.
- Payments are processed by Stripe. Card details are entered in Stripe's secure payment form and are never stored on this website. Stripe securely saves your card so we can place the security deposit hold described in section 3.
3. Security deposit
The day before arrival, we place a refundable hold of $300 on the card you booked with. This is a hold, not a charge. If everything is in order, it is released automatically 2 days after check out.
If we find damage or need more time to review it, the hold may stay in place longer while we sort it out. A card hold only lasts about a week, so we may place a new $300 hold before the previous one ends. The previous hold is then released, so no more than $300 is held at a time.
We may keep some or all of the hold to cover damage beyond normal wear, missing items, extra cleaning, or the rule violations listed in section 6. We will send photos and an itemized explanation for anything we keep. If costs go above $300, we may charge the difference to your card with receipts.
4. Cancellations
| When you cancel | Your refund |
| 14 days or more before check in | Full refund |
| 7 to 13 days before check in | 50% of the nightly rate, plus the full cleaning fee and taxes on the refunded amount |
| Less than 7 days before check in | No refund of the nightly rate. The cleaning fee is refunded. |
| After check in, or leaving early | No refund for unused nights |
Refunds go back to the original card within 10 business days. If we are able to rebook any cancelled nights at the same price, we will refund those nights as well.
If we ever have to cancel, for example because the home becomes unusable, you receive a full refund.
5. Hurricanes and other emergencies
If a mandatory evacuation order is issued for St. Johns County that covers your dates, or the home cannot be used because of storm damage or a major utility failure lasting more than 24 hours, you receive a full refund for the nights affected. Short power or internet outages, weather that does not stop your trip, and other things outside our control do not qualify for refunds. We strongly recommend travel insurance.
6. House rules
- No parties or events of any size. Breaking this rule means losing the full $300 hold and possibly ending your stay.
- No smoking or vaping of any kind inside the home or on the patio. A $250 cleaning fee applies.
- No pets. A $250 cleaning fee applies to any animal found at the home.
- Quiet hours are 9:00 PM to 7:00 AM. This is a residential community, so please keep noise low outside at all times.
- Parking: use the home's parking spot and follow all community and HOA parking rules. No boats, trailers or RVs.
- No fireworks, candles or open flames inside the home.
- No commercial photo or video shoots without our written permission.
- Please do not move furniture between rooms or take towels and linens outside the home.
- Tell us right away about anything broken, leaking or not working so we can fix it.
7. Check out
- Load and start the dishwasher.
- Put trash in the outside bins.
- Turn off lights and the TV, close windows, and lock the door.
There is no need to strip beds or do laundry. A late check out that we have not approved may be charged $50 for each hour, because it delays cleaning for the next guest.
8. Access, privacy and safety
- We will not enter the home during your stay except for emergencies or urgent repairs. We will contact you first whenever possible.
- There are no cameras or recording devices inside the home.
- The home has smoke and carbon monoxide alarms. Please do not disable or cover them.
9. Ending a stay
This is a transient vacation rental under Florida law. If these rules are seriously broken, for example a party, more guests than allowed, illegal activity, or damage to the home, we may end the stay without a refund and ask everyone to leave, as allowed by Florida law.
10. Responsibility and liability
- You are responsible for the safety and conduct of everyone in your group, including visitors, and for any damage they cause.
- Guests use the home, its furnishings and any community amenities at their own risk. Children must be supervised at all times.
- We are not responsible for loss, theft or damage to guests' personal belongings or vehicles, or for injuries, except where caused by our own negligence.
- Items left behind are held for 14 days. We can ship them to you at your cost.
11. Other terms
- These terms are governed by the laws of the State of Florida.
- If any part of these terms cannot be enforced, the rest still applies.
- Changes to these terms only apply to bookings made after the change.
